The chimney is gonna go.
Today the chimney guy checked out the chimney and unfortunately for the budget (but good for the house and space) the chimney is going to come out.It was going to take several thousand to repair this one to a safe working state, and only 1/3 more to put a new on in on the outside wall on the beach side - where we wanted it anyway. So, a blessing in disguise. That opens up a whole bunch of new options in the living room, dining room, entry way, master bedroom closet, attic... you name it so this helps us out.
Just one more thing to factor into the budget - thank goodness all our supply costs are dropping with the gas prices!
On the right side of the second picture you can actually see from the kitchen (where I am standing) through to the living room window - man I can't wait for that view.
I think our first floor is actually going to be a ballroom when we are done...
